Commercial roofs are a different animal from residential. The systems are flat or low-slope, the materials are different, and the cost of a leak is measured in shut-down hours instead of stained drywall. We treat them that way.
What we install on commercial buildings.
- TPO single-ply membrane. White, heat-welded seams, energy-efficient, the most common modern flat-roof system. Good fit for retail, office, and small industrial.
- Modified bitumen (mod-bit). Multi-ply asphalt-based system, torch-down or self-adhered. Holds up well in our humidity and is forgiving on irregular flat roofs.
- Standing seam metal. Premium commercial metal for warehouses, agricultural buildings, and architectural commercial applications. Long life, fast water shed.
- R-panel and exposed-fastener metal. Cost-effective commercial metal for outbuildings and large simple structures.
- Flat-roof patches and re-coats. Targeted repairs and full re-coat systems that extend the life of an existing roof without a tear-off.
- Gutters, downspouts, and drains. Internal drains, scuppers, and parapet flashing done right so the roof actually drains where it should.
Our commercial process.
- 1. Site walk. We meet you, your property manager, or your GC on site. We measure, photograph, and check existing drainage, penetrations, and known leak history.
- 2. Written scope and quote. Detailed scope with materials, system type, manufacturer specs, and a fixed price. COI sent before we mobilize.
- 3. Schedule around your operations. For occupied buildings we plan tear-off and noisy phases around your business hours where possible.
- 4. Install. Crews on site with the right equipment, materials staged before tear-off, dry-in maintained at the end of each day.
- 5. Final walk and warranty. Walk the roof together. You get the written workmanship warranty plus the manufacturer warranty paperwork on the membrane.
Why businesses pick us.
- We answer the phone. Critical when you have water dripping through ceiling tile and need a tarp on the roof today.
- Real COI on file. General liability and workers comp documented and ready to send the moment your insurance department asks.
- We work the systems you actually have. Most Acadiana commercial roofs are mod-bit or TPO. That is what we install every week.
- Repair-first when it makes sense. We do not push a full replacement when a $4,000 repair will buy you five more years. We tell you what we would do if it were our building.
System options and where they fit.
TPO
Single-ply white membrane. Heat-welded seams. Energy efficient. Best for newer flat or low-slope buildings.
Lifespan: 15 to 25 years.
Modified bitumen
Multi-ply asphalt system. Forgiving on older or irregular roof decks. Common across Acadiana.
Lifespan: 20 to 30 years.
Metal retrofit
Metal panels over existing low-slope roof. Long life, premium look, premium price.
Lifespan: 30 to 50 years.
What commercial roofing costs.
Commercial pricing depends on system, square footage, deck condition, and access. As a rough planning range, small flat-roof repairs and patch work run $8,000 to $15,000. Full TPO replacements on mid-sized buildings (5,000 to 12,000 square feet) often land in the $30,000 to $80,000 range. Mod-bit replacements run similar. Metal retrofits on larger structures can scale into six figures.
What moves commercial pricing:
- System type and membrane gauge or thickness
- Deck condition (steel, wood, concrete) and any required insulation
- Number of penetrations, drains, and curbs
- Parapet wall flashing and edge metal scope
- Access (crane requirements, building height, traffic plan)
