Commercial roofs are a different animal from residential. The systems are flat or low-slope, the materials are different, and the cost of a leak is measured in shut-down hours instead of stained drywall. We treat them that way.

What we install on commercial buildings.

  • TPO single-ply membrane. White, heat-welded seams, energy-efficient, the most common modern flat-roof system. Good fit for retail, office, and small industrial.
  • Modified bitumen (mod-bit). Multi-ply asphalt-based system, torch-down or self-adhered. Holds up well in our humidity and is forgiving on irregular flat roofs.
  • Standing seam metal. Premium commercial metal for warehouses, agricultural buildings, and architectural commercial applications. Long life, fast water shed.
  • R-panel and exposed-fastener metal. Cost-effective commercial metal for outbuildings and large simple structures.
  • Flat-roof patches and re-coats. Targeted repairs and full re-coat systems that extend the life of an existing roof without a tear-off.
  • Gutters, downspouts, and drains. Internal drains, scuppers, and parapet flashing done right so the roof actually drains where it should.

Our commercial process.

  1. 1. Site walk. We meet you, your property manager, or your GC on site. We measure, photograph, and check existing drainage, penetrations, and known leak history.
  2. 2. Written scope and quote. Detailed scope with materials, system type, manufacturer specs, and a fixed price. COI sent before we mobilize.
  3. 3. Schedule around your operations. For occupied buildings we plan tear-off and noisy phases around your business hours where possible.
  4. 4. Install. Crews on site with the right equipment, materials staged before tear-off, dry-in maintained at the end of each day.
  5. 5. Final walk and warranty. Walk the roof together. You get the written workmanship warranty plus the manufacturer warranty paperwork on the membrane.
