House washing across Acadiana.

The green streak down the north wall is the first thing a buyer notices and the first thing an appraiser writes down. It is also the cheapest problem on the house to fix. A wash costs a fraction of what paint costs, and it buys the paint several more years.

What we wash.

• Siding, all four sides. Vinyl, hardboard, fiber cement, brick, or stucco. We match the solution and the pressure to what you have.
• Soffit, fascia, and eaves. Shaded and damp year round, which makes them the dirtiest part of most Acadiana homes.
• Gutter faces. The gray-black tiger stripes on the front of gutters need a dedicated cleaner. Rinsing does not touch them.
• Trim, shutters, and exterior doors. Cleaned by hand where the detail calls for it.
• Porch ceilings, columns, and railings. Spider webs, dirt film, and mildew in the corners.
• Runoff areas. Walkways and the concrete under the drip line get rinsed so the job looks finished.

Our process.

1. 1. Walk the house first. Siding type, paint condition, caulk lines, open weep holes, loose trim, damaged screens. Anything that needs to be handled carefully gets noted before water comes out.
2. 2. Protect the yard and the fixtures. Beds and shrubs get soaked, outlets and light fixtures get covered, and we point out anything you want us to steer clear of.
3. 3. Treat the growth. Solution goes on wall by wall and gets its dwell time, which is what kills the mildew instead of just knocking it loose.
4. 4. Rinse top down. Low pressure, even passes, section by section, so nothing dries with solution on it and there are no clean stripes at the end.
5. 5. Rinse the yard and walk it with you. Beds and grass get flushed, the concrete gets rinsed, and you look at every side before we load up.

Why Louisiana houses get dirty so fast.

We stay humid, we stay warm, and a lot of our neighborhoods sit under oak and pine. Algae and mildew feed on that moisture and on the filler in most siding products, so growth never fully stops here the way it does in a colder state. Spring pollen sticks to it, road dust sticks to that, and by the second summer the wall looks nothing like the color you chose.

Left alone, growth holds water against the surface. That is what fails caulk joints, rots wood trim at the bottom edge, and lifts paint on soffit boards. Washing every 12 to 18 months in Lafayette, Opelousas, Carencro, Youngsville, Broussard, Scott, and New Iberia is basic maintenance, same as cleaning the gutters.

The order matters too: we wash the house first and clean the windows after, so runoff from the siding does not spot glass we already cleaned.
