The green streak down the north wall is the first thing a buyer notices and the first thing an appraiser writes down. It is also the cheapest problem on the house to fix. A wash costs a fraction of what paint costs, and it buys the paint several more years.
We stay humid, we stay warm, and a lot of our neighborhoods sit under oak and pine. Algae and mildew feed on that moisture and on the filler in most siding products, so growth never fully stops here the way it does in a colder state. Spring pollen sticks to it, road dust sticks to that, and by the second summer the wall looks nothing like the color you chose.
Left alone, growth holds water against the surface. That is what fails caulk joints, rots wood trim at the bottom edge, and lifts paint on soffit boards. Washing every 12 to 18 months in Lafayette, Opelousas, Carencro, Youngsville, Broussard, Scott, and New Iberia is basic maintenance, same as cleaning the gutters.
Two thirds of our house washes go out with something else on the same visit. It saves you a second appointment and it saves us a second trip, which shows up in the price. The order matters too: we wash the house first and clean the windows after, so runoff from the siding does not spot glass we already cleaned. Same logic with the driveway and walkways, which get done last.
