How we work

The right pressure for the surface.

Most of the damage we get called out to fix was done by somebody with a rented pressure washer and good intentions.

We look first.

Siding type, paint condition, mortar joints, wood age. That tells us whether a surface gets soft washed at low pressure or cleaned at higher pressure.

We treat the growth.

Mold, mildew, and algae get killed with solution, not blasted with water. Kill the root and the surface stays clean months longer.

We protect the yard.

Landscaping gets pre-wet and rinsed after. Outlets and fixtures get covered. We clean up the work area before we pull out.

Why Louisiana homes get dirty so fast.

Humidity, shade, and a long warm season. Algae feeds on the limestone filler in siding and on the moisture that never fully dries out under the eaves. North-facing walls and anything under an oak tree turn green first. Concrete picks up a black film that most people assume is permanent. It is not, it just needs the right cleaning.

What is the difference between soft washing and pressure washing?
Pressure washing uses high water pressure to blast dirt off hard surfaces like concrete and brick. Soft washing uses low pressure and a cleaning solution that kills mold, mildew, and algae at the root. Siding, painted wood, and roofs get soft washed. Driveways and patios get pressure washed. Using the wrong one on the wrong surface causes damage.
How often should a Louisiana home be washed?
Most Acadiana homes need a wash every 12 to 18 months. Our humidity keeps mold and algae growing year round, and shaded north-facing walls green up faster than the rest of the house. Homes under heavy tree cover often go on a yearly schedule.
Will soft washing hurt my plants or my paint?
No. We pre-wet landscaping, rinse it again after, and mix our solution to the strength the surface calls for. Low pressure means we are not forcing water behind siding or stripping paint the way a high-pressure wand can.
Do you clean windows and the house at the same time?
Yes, and it saves you a trip. We wash the house first, then clean the glass, so the windows are not spotted by runoff from the siding. Book both together and we handle it in one visit.
How much does exterior cleaning cost?
Price depends on square footage, how many stories, and how much growth is on the surface. A single-story house wash runs less than a two-story home with heavy mildew on the north side. We look at the property, give you a written number, and that is the number you pay.
What areas do you cover for pressure washing?

Do I need to be home for the appointment?
Not for exterior work, as long as we have access to a water spigot and the gates are unlocked. Interior window cleaning does need someone there. We confirm the details when we schedule.
