Concrete cleaning and pressure washing in Acadiana.

Concrete is one of the few surfaces around a house that should get pressure. It can take it, and pressure is what pulls growth out of the pores instead of just off the top. The trick is running the right tip at the right distance with a surface cleaner, so the whole slab comes out one even color.

What we clean.

• Driveways and aprons. The biggest visual change on most properties, and the surface people judge a house by from the street.
• Patios and pool decks. Including stamped and broom-finish concrete, which need a lighter touch than a plain slab.
• Sidewalks and walkways. The black film on a shaded walk is also what makes it slick after a rain.
• Garage floors, carports, and shop slabs. Degreaser first where oil is involved.
• Steps, curbs, and retaining walls. Detailed by hand so the finish matches the flat work.
• Brick and paver areas. Cleaned at lower pressure so the joint sand stays where it belongs.

Our process.

1. 1. Look at the slab first. Age, finish, cracks, spalling, and what kind of staining you actually have. Organic growth, oil, rust, and tire marks all need different treatment.
2. 2. Pre-treat. Growth gets solution. Oil and grease get a degreaser with dwell time. Rust gets its own product. Skipping this step is why some driveways come out clean and gray with brown spots still in them.
3. 3. Surface clean the open concrete. A rotary surface cleaner covers the slab in even overlapping passes. No stripes, no swirl marks, no missed rows.
4. 4. Detail the edges. Expansion joints, edges against the grass, corners, and steps get worked by hand so the finished slab looks the same everywhere.
5. 5. Rinse everything down. Runoff gets flushed off the walks and away from the beds, and we sweep up anything the water left behind.

Why Acadiana concrete turns black.

Shade, humidity, and rain most of the year. Algae takes hold anywhere the slab stays damp, which is under the oak, along the north side of the house, and everywhere the sprinkler hits. Add live oak tannin, crape myrtle drop, pollen in the spring, and a season of rain, and a gray driveway turns dark in a couple of years.

Slick is the part people underestimate. That black film gets slippery the second it rains, and a shaded walkway to a front door is exactly where somebody falls. Cleaning it is a safety item as much as a curb appeal one, and on most properties it needs doing about every other year.
