Most of the exterior damage we get called to look at was done by somebody holding a rented pressure washer. Water at 3,000 PSI will take mildew off vinyl siding. It will also take the paint off your trim, push water behind the siding, and blow the seal out of a window. Soft washing gets the same surface cleaner without any of that.

What soft washing actually is.

Two parts. First, a cleaning solution mixed to the strength the surface calls for. It kills mold, mildew, algae, and the black growth that streaks down a north wall. Second, a low-pressure rinse that carries the dead growth off. The pressure at the wall is closer to a garden hose than a pressure washer, so the solution does the cleaning and the water just carries it away.

The difference shows up months later. Pressure knocks the top layer off and leaves the root system alive in the pores of the surface. Kill it and the wall stays clean through a full Louisiana summer instead of greening back up by fall.

What we soft wash.

  • Vinyl, hardboard, and fiber cement siding. The most common wall surfaces in Acadiana neighborhoods, and the ones high pressure damages fastest.
  • Painted wood, trim, and shutters. Low pressure cleans the film off without lifting the paint edge.
  • Soffit, fascia, and eaves. Shaded, damp, and almost always the dirtiest part of a house.

  • Stucco and brick. Porous surfaces that hold growth deep. Solution reaches what pressure cannot.
  • Screen enclosures, patio covers, and outdoor furniture. Anything that would be damaged by a high-pressure wand.

Our process.

  1. 1. We look first. Siding type, paint condition, caulk and mortar joints, wood age, how much growth is on which walls. That decides the solution strength and whether any section needs pressure instead.
  2. 2. We protect the yard. Landscaping gets soaked before we start. Outlets, fixtures, and anything that should not get wet gets covered.
  3. 3. We treat the growth. Solution goes on the surface and gets its dwell time. Rushing this step is why some washes look good for a month and then fail.
  4. 4. We rinse low and even. Top down, section by section, so nothing dries with solution still on it and there are no clean stripes left behind.
  5. 5. We rinse the yard again and walk it with you. Beds, grass, and driveway get flushed. Then you look at the work before we pull out.

Why Louisiana homes need it more often.

Humidity, shade, and a warm season that runs most of the year. Algae feeds on moisture and on the limestone filler used in a lot of siding, so it never really stops growing here. North-facing walls stay damp the longest and green up first. Add pollen in the spring, an oak canopy overhead, and salt in the air closer to the coast, and a house that was clean last summer looks neglected by the next one.

Washing on a schedule is cheaper than the alternative. Growth holds moisture against the surface, and moisture is what rots wood trim, lifts paint, and works its way into siding seams. A wash every 12 to 18 months in Lafayette, Opelousas, Carencro, Youngsville, Broussard, Scott, and New Iberia keeps the exterior in the condition you paid for.

What is soft washing?
Soft washing is a low-pressure rinse paired with a cleaning solution that kills mold, mildew, and algae instead of blasting it off. Pressure at the surface is close to what a garden hose puts out. The solution does the work, so nothing gets forced behind siding or under paint.
Why not just pressure wash the house?
High pressure on siding, soffit, or painted wood drives water into places it does not belong and can strip finish off in seconds. It also only knocks the top layer of growth off. The root stays alive and the green comes back in a few months. Soft washing kills it, so the surface stays clean longer.
Is the solution safe around plants and pets?
Yes, with normal care. We pre-wet landscaping before we start, rinse it again when we finish, and mix the solution to the strength the surface actually needs. Keep pets inside while we work and let the surfaces dry, which usually takes an hour or two.
How long does soft washing last in Louisiana?
Most Acadiana homes stay clean 12 to 18 months. Shaded walls and anything under heavy oak cover green up sooner. Full sun on the south side can stretch it past two years.
What surfaces do you soft wash?
Vinyl, hardboard, fiber cement, stucco, brick, painted wood, soffit and fascia, shingle roofs, screen enclosures, and outdoor furniture. Concrete and heavy stone usually get pressure instead, since they can take it and it gets a better result.
